A few questions, answered directly

Does buying property in Portugal still qualify for the Golden Visa?

No. Since October 2023, standard real estate investment no longer qualifies under Portugal's Golden Visa routes. Other residency pathways may still be relevant depending on your circumstances, and we recommend independent immigration advice to confirm what applies to you.

What is the difference between NHR and IFICI?

NHR (Non-Habitual Resident) was Portugal's previous tax regime for new residents. IFICI is its successor, with its own eligibility criteria and timelines. Whether either applies to you depends on your personal circumstances — this is a question for independent tax advice, which we can help you access.

Is genuinely off-market property available in Portugal, or is that a marketing phrase?

Both exist, and it matters to know the difference. Some of our properties are actively marketed, through our own site and, where a seller wants that reach, selected portals. Others are held entirely privately, with no public marketing whatsoever, and are only ever shared directly with qualified buyers through our network. The Black Book exists because that second, unadvertised layer of the market is real — and a meaningful part of what we do is giving buyers access to it.

What budget is realistic for a serious search in the Algarve or Lisbon?

The Black Book is written primarily for acquisitions from approximately €2 million upwards. Below that threshold, different resources and different parts of the market are likely more relevant to you.

Do I need to visit Portugal before I can begin the process?

No. Many of our clients begin their search remotely, though a visit becomes important before any final decision is made.
